End of tenancy and deposit dispute:
Despite the condition the property was in when we moved in, and the fact we fully cooperated with sale viewings during our final months, the letting agent attempted to deduct £650 from our deposit.
This included £80 for a tiny bathroom chip and £160 for a small kitchen chip, as well as alleged cleaning costs. The chips were minor, and we had photos showing they were present at check‑in (though poorly documented in the inventory). The claim that the flat was left unclean was frustrating given the standard it was handed to us in.
We had no option but to go through the tenancy deposit scheme dispute process, which resulted in the agent being awarded only £85 of the £650 claimed.

Maintenance and safety issues:
A number of problems were raised early and either took too long to resolve or were never dealt with:
- A bathroom radiator marked “unsafe” at inventory was never fixed.
- A leak from the flat above took a long time to sort and left a large ceiling stain for months before eventually being painted over, despite repeated chasing.
- Both the bathroom and kitchen extractor fans broke within weeks of moving in. The bathroom is internal with no other ventilation. We reported this immediately, but after months of emails were told repairs would not take place for another two months. After we received our no‑fault eviction, the repairs were simply cancelled, despite us still living in the property for several more months. We had to request a dehumidifier ourselves.
- During a building key‑fob change, we were left without access to the building for six days. We repeatedly tried to escalate this as urgent, but were largely left to chase building management ourselves.
Condition at move‑in:
Despite being a modern property, the flat was not clean when we moved in. It was not professionally cleaned and fell short even of a domestic standard. There were heavy stains on furniture and carpets, and mould already present in the kitchen and bathroom. We ended up cleaning the property ourselves at the start of the tenancy.
Overall:
Overall, the experience felt like Orlando Reid was far quicker to pursue money from tenants than to address safety, maintenance, or fair treatment. Based on our experience, I would not recommend renting through this agency.
